At NEMESIS Immobilier, we acquire and operate multi-residential buildings in Lévis and Québec City. Our belief is simple: a good building is chosen with care, maintained with diligence, and grown alongside partners we trust.
“I didn’t learn real estate from a book or a seminar. I learned it one building at a time, by making mistakes and surrounding myself with people more capable than me. What hasn’t changed is how I work: analyze seriously, operate with rigour, and stay honest with my partners, even when it’s hard.”
Our territory is no accident. The Québec City region, including Lévis, has one of the tightest rental markets in the country, driven by some of the strongest population growth in the province.

Before we buy, we do our homework. We dig into the neighbourhood, demographics, zoning, comparables and numbers until we truly understand what a building is worth and what it could become. And if there’s a risk, we name it.
A building’s value isn’t bought, it’s built over time. We run each building like a closely tracked project: budgets, schedules, indicators, quality. But behind the numbers, it’s mostly people: tenants, suppliers, a team.
Each well-run building makes the next one stronger. We reinvest, we learn from our mistakes, and we grow the portfolio at the same pace as our team.

The heart of what we do: buildings we buy, renovate when needed, and operate ourselves, in our markets.

Giving a second life to an underused building by converting it into housing. That’s often where we create the most value, and have the most fun.

Buildings that combine housing and commercial space: more varied income, and a corner of the neighbourhood that comes alive.
We don’t just buy: we also like to imagine what a place could become. Here are two studies done with our architects, to show how we think.

A nine-unit project designed for quality density. Layout, floors and elevations were developed with our architecture firm.

Transforming an existing building into multi-residential housing, studied from every angle before the first shovel hits the ground.
Behind every building, there are people who live there. We believe a well-maintained building and an affordable rent don’t work against profitability: they go together.
Keeping rents accessible in our markets, without ever cutting corners on maintenance. A home is, first and foremost, a home.
A well-kept building means tenants who stay, and who give it back. Preventive maintenance and being close by change everything.
With our partners and our community alike, we name the numbers and the risks as clearly as the wins.
Investing in multi-residential is as much about trust as it is about capital. We’re not big drinkers, so if you’re interested, let’s grab a coffee.
